Investment Philosophy

Seek Value-Add Opporitunities

We specialize in “value-add” opportunity projects that improve older buildings, that raise rents and attract tenants who want more than the typical class-C or class-B offers. Successful projects can realize substantial appreciation as net revenues increase. These value-added projects benefit from strong apartment demand for luxury units currently under construction.



Exceptional performance in good years coupled with struggling through bad years is not a business model that we are comfortable with. We believe that most investors feel the same. We strive to provide consistent returns by targeting investments in the most stable sub-markets.


Leverage Economies of Scale

Cost advantages can be attained through concentration on specific sub-markets. Owning multiple complexes located in a relatively close proximity can create operational efficiencies. This can mean reductions in asset management investment, both in terms of time and money, and increased buying power that can be used in negotiating with vendors and suppliers.
